December 2023 Visit

There was a significant rain storm on the weekend of 12/17/2023. Tyler sent us an email on M 12/18 about a leak in the master bedroom skylight. Seems like a new roof is indicated. We'll find and review the proposals. T 26 - arrived around 9pm W 27 -  R 28 - Found replacement light in the garage for the front path light that's just dimly flickering. F 29 - Vinnie from Turnkey stopped by about the mold etc. in the master bath. He did a test with a piece of tissue and we saw it's drawing air out well. He suggests guests may not be turning it on since it's on a separate switch. He recommends having an electrician tie the fan and the light to a single switch, putting a blank in the other, and relabeling the plate; see if that helps.  A 30 -  U 31 -  M 1/1/2024 - drove back to 7704MC

October 2023 Visit Notes

Mon 10/16/2023 Noted that kitchen knife set and pewter pitcher containing miscellaneous kitchen utensils were both missing, also inventoried glasses & mugs. CH&V supplied new knife set. Beth purchased some new kitchen utensils and new glasses. Plan to order more and bring at Christmas. Thu 10/19 R went on roof to inspect roof & gutters. Thu & Fri B worked on cleaning stains in dining room chairs. Fri 10/20/2023 Mod Squad blew roof & cleaned out gutters, also cleaned out dryer vent and recommended re-route dryer vent through attic & roof. Fri 10/20/2023 K&K plumbing visited to learn about task to run hot water supply from garage hot water heater to the new vanity in the master bedroom. Looks like we can route a line down through the wall between the closet and the vanity. He will send me a proposal. Sat 12/31/2022 Rob bought new FEIT dusk-to-dawn LED bulb: 60W replacement, soft white (2700K); $9 at Grayco. The trouble is, there's a second light overhead on the same switch, and it's bright and right outside the kids' bedroom. Rob opened the fixture & disconnected the light (white cable from light: mate the connectors then screw the external housing together over the connectors) It's a gray day and the new light has turned itself on. The porch area is a little extra dark. The path lights in front also came on after a while. Tyler Meyerkord came over to the house to talk. We discussed furniture arrangement in the main room; Tyler took some pictures to document desired arrangement for housekeeping. Paver at beach walk: Tyler got rid of the old one. CSA told him they have an easement along the path so they won't help; anything we put there is at our risk. Kids Bathroom Shower Controls 2023

Kids had complained that the hot & cold water control handles don't work correctly and it can be hard to control the temperature. R investigated during December 2022 visit and found they spin freely way beyond the fully open position. They stop firmly when shutting off.  R took them apart and nothing is obviously broken, but both handles just keep turning instead of reaching a stop when the valve is fully open. Looked online and it seems it might be feasible to replace a cartridge. Talked with plumber during the February 2023 visit. He said we could replace a cartridge, but advised against it because with that particular design, it would just break again very soon. To fix the problem, we would have to install a new kind of valve control, which would require opening up the drywall in the twin bedroom. No guests have complained about it, so we don't feel any urgency to replace it in the near term, but we should put it on a list of things to consider doing during the off-seaso...
